Hunters can help with your conveyancing

What is conveyancing?

Conveyancing involves the legal transfer of home ownership from the seller to the buyer. The whole conveyancing process starts when an offer on a house from a buyer is accepted by the seller. The process completes when the house keys are handing over to the new buyer. Both sellers and buyers need to go through the conveyancing process. It is always a good idea to choose your conveyancer or solicitor as early as possible, around the same time that you choose your estate agent, as this will help reduce delays.

Who does the conveyancing?

Whether you are selling or buying, a solicitor or conveyancer will conduct the conveyancing process. There are a number of different providers who can carry out the conveyancing and as your estate agent, we will often recommend a provider of good repute who is familiar with our business, our processes and our staff in order to make the process as smooth as possible. There is however, no obligation to use the recommended suppliers, you can select your own conveyancer if you prefer.

What does it entail?

There are a number of steps in the conveyancing process – both for sellers and buyers.  These steps, your obligations and requirements should be explained to you by your estate agent and / or your chosen conveyancer.  At Hunters, we aim to get our customers ‘transaction ready’ in order to keep the conveyancing process as short as possible. This can mean helping our sellers get key paperwork ready before an offer comes in from a buyer.  It is our aim to keep our customers informed throughout the whole process, liaising with both seller’s and buyer’s solicitor to keep the process as smooth as possible.

Hunters Conveyancing

As well as a number of local conveyancers and solicitors who work with our branches throughout the country, we also offer services through Hunters Conveyancing. This service is available for sellers, buyers and if you are re-mortgaging and is offered at competitive rates which could save you both time and money.  With Hunters Conveyancing, you will be provided with the costs up front so there are no surprises. Hunters Conveyancing operates a no move – no legal fee, so if your move does not go ahead, you won’t have to pay any legal fees.

Customers have access to an award-winning online portal which stores all important documents and tracks the progress of the conveyancing so you can manage the move, on the move, 24/7. At the same time, Hunters trained agents are also on hand throughout the process and will liaise with all parties to help keep the process going and work through any issues that may arise at any point. All Hunters panel lawyers from Hunters Conveyancing are regulated by either the Solicitors Regulation Authority or the Council For Licensed Conveyancers and aim to give clear and independent professional advice, provided in plain English.

Referral fees and our commitment to you

Hunters have worked hard to negotiate market competitive rates with panels of conveyancers. Whilst these are separate companies we work extremely closely together. All staff work hard to ensure that from point of offer the sales chains are constantly chased to make sure that everything is moving as it should in a timely manner.

This close working relationship also gives us immediate access to support services that customers of other estate agencies might not normally expect to receive. Should you decide to use the services introduced by Hunters branches then you should know that we would expect to receive a referral fee from the conveyancer for the introduction – please ask the branch direct to confirm what the referral fee amount would be, as it is provided on a case by case basis.

Please note that you are under no obligation to use any of the services of these recommended conveyancers.

The referral fee from our conveyancing partners is not gifted to us. It is used as a contribution to the level of work our staff undertake for each property transaction. This amount is also used as part of our investment in providing facilities to enable you to get information out of hours and in improving productivity and transparency of the sales process. Whilst as agents we do not have control over the conveyancing process, staff do work hard assisting across the whole of the property transaction chain towards exchange and completion. This facilitation is an integral part of the service we offer to ensure the customer gets the results that they are looking for.
