–      Repairs to the property, including structural, heating and hot water systems and sanitaryware such as basins, sinks, baths and toilets

–      Ensuring all gas and electrical appliances are safe

–      Ensuring furnishings provided under the tenancy agreement are fire safe

–      Ensuring the property is fit for habitation

–      Carrying out repairs to heating systems and ensuring they’re in good working order

–      The maintenance of common areas if the property is multi-occupancy

Should you self-manage or use a letting agent?

It can be tricky to decide whether to self-manage or use the landlord property services of an experienced agent.

If you choose to self-manage, you’ll be responsible for everything from finding the right tenants to creating a tenancy agreement that meets the required legal standards. Your landlord responsibilities don’t end there, though. Throughout the tenancy, you’ll need to deal with any issues pertaining to the property and any rental payment problems that arise too.

While choosing to self-manage your properties will save on agency fees, it often creates additional work for you and in some cases can cost more in the long run. However, if you use a letting agency’s landlord services, you can choose your level of involvement.

When you choose a letting agent to help manage the property, they’ll take on key aspects like advertising, carrying out tenant checks, creating a tenancy agreement, and, if you choose, they can be involved in larger tasks such as rent collection, property management visits, handling repairs and much more.

A let only landlord support service like Tenant Find is ideal if you want to be more hands-on or you have a decent level of experience. If you only have one or two properties to manage, this could be the right option for you.

When you choose our Tenant Find package, we’ll help with the initial stages of letting a property, including launching and advertising, carrying out accompanied viewings, arranging the tenancy set up and, where applicable, carrying out a landlord inventory service.

However, if this is your first time letting a property or you have a large portfolio, our other landlord service packages may be more suitable.

For landlords who are looking to take a step back from full-time property management or are new to the business, our Rent Collect landlord support service provides an ideal balance.

Allowing us to take on most of the admin duties that arise but still giving you the autonomy to manage any repairs, carry out property visits and check out tenants at the end of the agreement, it’s a great alternative if you’re looking at reducing your overheads.
