There are a number of different providers who can carry out the conveyancing and as your estate agent, we will often recommend a provider of good repute who is familiar with our business, our processes and our staff in order to make the process as smooth as possible. There is however, no obligation to use the recommended suppliers, you can select your own conveyancer if you prefer.
There are a number of steps in the conveyancing process – both for sellers and buyers. These steps, your obligations and requirements should be explained to you by your estate agent and / or your chosen conveyancer. This can mean helping our sellers get key paperwork ready before an offer comes in from a buyer. All Hunters panel lawyers from Hunters Conveyancing are regulated by either the Solicitors Regulation Authority or the Council For Licensed Conveyancers and aim to give clear and independent professional advice, provided in plain English.
Hunters have worked hard to negotiate market competitive rates with panels of conveyancers. Whilst these are separate companies we work extremely closely together. All staff work hard to ensure that from point of offer the sales chains are constantly chased to make sure that everything is moving as it should in a timely manner.
This close working relationship also gives us immediate access to support services that customers of other estate agencies might not normally expect to receive. Should you decide to use the services introduced by Hunters branches then you should know that we would expect to receive a referral fee from the conveyancer for the introduction – please ask the branch direct to confirm what the referral fee amount would be, as it is provided on a case by case basis.
The referral fee from our conveyancing partners is not gifted to us. It is used as a contribution to the level of work our staff undertake for each property transaction. This amount is also used as part of our investment in providing facilities to enable you to get information out of hours and in improving productivity and transparency of the sales process. Whilst as agents we do not have control over the conveyancing process, staff do work hard assisting across the whole of the property transaction chain towards exchange and completion. This facilitation is an integral part of the service we offer to ensure the customer gets the results that they are looking for.
